Traditionally (design-bid-build), you hire an architect, wait for finished drawings, then shop those drawings to contractors — and discover the design costs more than your budget. Redesign follows, months pass, and when construction finally starts, every gap between drawings and field reality becomes a change order with no single party accountable.

In design-build, designers and builders work as one team from day one. The design is priced as it’s drawn, so the budget and the drawings never drift apart, and the person who drew the plan answers for how it gets built.

Tampa projects carry local complexity: flood zones and elevation rules, hurricane wind codes, historic district reviews, and county-by-county permitting differences.
