An owner’s agent levels that table. For homeowners building with a production builder, families managing a project remotely, or investors overseeing renovations at distance, an agent is the difference between hoping it’s done right and knowing.

What the role covers

A capable owner’s agent reviews the construction contract and budget before you sign, flags unrealistic allowances, inspects work at milestones, verifies that pay applications match completed work, documents deficiencies while they’re still fixable, and negotiates resolution when quality or schedule slips. On larger projects, agents also manage design consultants and coordinate lender draws.

What it costs — and what it saves

Owner’s agent services typically run a small percentage of project cost or a fixed monthly fee — almost always less than a single major defect caught too late. One prevented change-order dispute or one caught structural shortcut typically pays for the service outright.
