How much does a commercial build-out cost in Tampa?
Commercial build-out costs vary significantly based on the existing space, intended use, building systems, finishes, engineering requirements, and project complexity. A straightforward second-generation office renovation may require far less work than a first-generation space, restaurant, medical facility, or other specialty build-out — and factors like demolition, HVAC capacity, electrical service, plumbing, fire alarm and sprinkler modifications, accessibility, structural changes, millwork, commercial kitchens, specialty equipment, permitting, and occupied-building or off-hours conditions all move the number. How long does a commercial renovation or tenant improvement take?
Commercial timelines vary significantly with size and complexity. A relatively small renovation to an existing office moves much faster than a full first-generation build-out, restaurant, hotel renovation, apartment repositioning, or project involving major mechanical, electrical, plumbing, or structural work. We develop the construction schedule after reviewing the scope, plans, permitting requirements, and existing conditions — and then we hold ourselves to it.
Do you renovate apartment complexes?
Yes — unit renovations, kitchens and baths, flooring and finishes, common areas, leasing offices, clubhouses, exteriors, amenities, turn programs, capital improvements, storm reconstruction, and value engineering. For portfolio owners, we standardize materials and scopes across units so every turn gets faster and cheaper.
Do you renovate hotels and motels?
Yes — guest rooms, bathrooms, lobbies, corridors, common areas, meeting spaces, exteriors, back-of-house, repairs, storm reconstruction, and property-improvement programs, with phased construction to reduce operational disruption where practical.
Can you work in an occupied apartment complex or commercial building?
Yes. We phase work around residents, employees, customers, and hotel guests — managing access, noise, safety, operating hours, and business continuity. The construction plan explicitly addresses how the work interacts with ongoing operations.
Do you perform commercial storm and disaster reconstruction?

Do you build retail spaces?
Yes — demolition, interiors, storefront modifications, flooring, lighting, electrical, plumbing, restrooms, millwork, back-of-house, and accessibility, with design and engineering coordination throughout.
Can you renovate restaurants or hospitality spaces?
Yes, depending on scope — and we’ll be candid about the complexity: commercial kitchens, grease systems, plumbing, electrical loads, HVAC and ventilation, fire suppression, accessibility, health and building requirements, and specialty equipment all demand experienced coordination.
Can you help before I sign a commercial lease?
Yes — and it can save you from an expensive surprise. We review existing condition, layout limitations, HVAC, electrical, plumbing, restrooms, accessibility, fire protection, demolition needs, and build-out complexity before you’re committed. This complements, but doesn’t replace, legal, zoning, and engineering due diligence.
Can you estimate a commercial renovation before we purchase or lease the property?
Yes. We provide preliminary construction feedback based on available information, and offer paid preconstruction and estimating services when acquisition, lease, financing, or investment decisions need firmer numbers. Accuracy improves as plans, engineering, and scope become more complete.
Do you provide commercial design-build services?
Yes: Feasibility → Architecture → Engineering → Permitting → Preconstruction → Construction, under one roof. You can also use our Design Studio independently or bring your own architect.
Can you work with my existing architect or engineer?
Yes — we collaborate with your architect, engineer, interior designer, owner representative, or other project professionals through preconstruction and construction.
Do you handle commercial permitting?
Yes — when TomCo serves as contractor, permitting coordination is incorporated into the construction process: building, mechanical, electrical, plumbing, fire review, accessibility, and other jurisdiction-specific approvals.
What is a tenant improvement or TI build-out?
Construction or renovation inside a leased commercial property to adapt it to a particular business — potentially walls, offices, restrooms, flooring, ceilings, lighting, electrical, plumbing, HVAC, millwork, and specialty spaces.
What is the difference between a first-generation and second-generation build-out?
First-generation space has never been fully built out and may need substantially more infrastructure. Second-generation space has been previously occupied and may include reusable walls, ceilings, restrooms, electrical, and HVAC distribution — but existing improvements only help if they fit your use.
Can you value engineer a commercial construction project?
Yes — materials, constructability, systems, finish selections, standardization, phasing, procurement, and scope prioritization. The objective is better use of construction dollars, not simply a cheaper project.
Do you work with property managers and commercial property owners?
Yes — property owners, management companies, investors, developers, asset managers, commercial tenants, nonprofits, and owner representatives, on planned renovations, tenant improvements, capital projects, and disaster reconstruction.
Do you take on small commercial repairs?
TomCo is primarily structured for planned commercial renovations, build-outs, capital improvements, reconstruction, and larger construction projects rather than individual handyman or maintenance calls. Small repairs are gladly included when they’re part of a larger project.
