Can you evaluate a property before we acquire it for construction feasibility?
Yes. An initial review identifies obvious construction considerations, likely project challenges, visible conditions, and high-level cost ranges — it is not a complete construction budget or a guaranteed project cost. For more accurate numbers, we offer paid preconstruction and estimating services that can include quantity review, scope development, subcontractor input, preliminary trade pricing, and material allowances. If you subsequently select TomCo as your construction partner, applicable preconstruction or estimating fees are typically credited back to the project, subject to the final agreement and scope. Think of it as professional due diligence, not free estimating.
Should I talk to a contractor before buying an investment property?
Yes — especially when construction or redevelopment materially affects the economics of the acquisition: major deferred maintenance, structural issues, building-system upgrades, roofing and envelope concerns, electrical limitations, plumbing, HVAC replacement, code-related improvements, accessibility, permitting challenges, or construction access. Construction due diligence complements — but doesn’t replace — your legal, engineering, environmental, appraisal, and inspection professionals.
Can you help me estimate renovation costs before I buy a property?
Yes. Early-stage input comes as preliminary ranges; more detailed budgets are available as a paid preconstruction service for acquisition analysis, financing, or investor approval. Qualifying fees can typically be credited toward construction if TomCo is selected to build.
What is construction due diligence for a real estate investor?
It’s the evaluation of a property’s physical and construction-related realities before you commit to an acquisition or redevelopment plan — because those realities drive budget, scope, schedule, permitting, property use, capital requirements, and ultimately whether the deal pencils.
Can you help value engineer an investment property?
Yes. Value engineering reviews design, scope, materials, systems, and requirements to find more efficient paths to the same result: alternative materials, simplified construction methods, more durable finishes, standardized unit packages, phasing, constructability improvements, procurement opportunities, and scope prioritization. The goal isn’t a cheaper project — it’s better use of construction dollars relative to performance, durability, marketability, and your investment strategy.
Do you work with out-of-state real estate investors?
Yes. Virtual meetings, photo and video documentation, regular construction updates, digital plan review, budget reporting, schedule updates, remote approvals, and coordination with your local professionals — many of our investor clients never need to board a plane.
Do you work with real estate developers?
Yes — across the lifecycle: Acquisition → Feasibility → Design → Preconstruction → Budgeting → Permitting → Construction. TomCo can participate as general contractor, design-build partner, preconstruction consultant, feasibility resource, estimating partner, or value-engineering resource.
Can you review plans before construction to identify cost savings?
Yes. Early contractor involvement surfaces expensive design decisions, constructability concerns, material alternatives, and sequencing issues before they’re locked into the project — when changing them is still cheap.
Can you help me create a construction budget for investors or lenders?
Yes, depending on project stage and documentation. Budgets can support acquisition analysis, internal investment decisions, capital planning, lender conversations, partner presentations, and development pro formas — though acceptance of any preliminary budget is always at the lender’s discretion.
When should I bring a contractor into a development project?
Ideally before major design decisions are finalized. Early involvement brings real-world perspective on budget, materials, constructability, scheduling, procurement, site logistics, phasing, and cost-saving opportunities — while those decisions are still flexible.
Can you help renovate a property to increase rental income or property value?
Yes. We execute renovation strategies aimed at unit quality, marketability, tenant experience, rental potential, durability, operating efficiency, and overall presentation. We won’t promise a specific rent, cap rate, or appraisal outcome — but we will build the product that earns them.
Do you work with lender draw schedules and inspections?
Yes. Our proposals are line-item by division, our billing aligns to draw schedules, and our documentation supports lender and inspector requirements without friction.
