About our design studio
How much do architectural plans cost in Tampa?
Most straightforward residential plan sets in Tampa Bay can start around $3,500 for smaller, less complex design projects. Architectural design fees vary significantly with scope — larger or more complex work may range from approximately $8,000 to $40,000+. Depending on the project, permitting may also require additional professional services such as mechanical, electrical and plumbing (MEP) engineering, structural engineering, geotechnical engineering, or surveying — and our Design Studio coordinates those disciplines so you don’t have to manage every professional independently. We quote a fixed design fee up front after a discovery call.
Do I need an architect to build a house in Florida?
In some cases another qualified design professional can legally prepare certain portions of a residential project in Florida — but an architect brings value that goes beyond what’s minimally required. Architects are trained to consider the entire building: layout, aesthetics, functionality, zoning, code requirements, and the coordination of multiple disciplines. Engineers are critical project partners, but they typically specialize in narrower technical areas like structural, mechanical, or electrical systems. An experienced architect can identify design and permitting issues earlier, coordinate consultants, reduce avoidable revisions, and move complex projects through permitting more efficiently. For complex additions, custom homes, major renovations, and commercial projects, involving an architect early substantially improves coordination — and TomCo’s studio (architecture license AR100677) is built around exactly that role.
How long does the architectural design process take?
Architectural design starts at approximately 6 weeks from initial discovery through permit-ready architectural documents. Full custom homes typically take approximately 12–24 weeks or longer, depending on the size of the home, architectural complexity, site conditions, zoning, engineering requirements, revisions, and how quickly selections and decisions are made. We’d rather give you a real schedule than a fantasy one.
What is included in a complete architectural plan set?
A basic architectural plan set typically includes the site plan, floor plans, exterior elevations, roof plan where applicable, building sections, and architectural details. Energy calculations, structural engineering, MEP engineering, geotechnical work, surveying, and other specialty consultant documents are not automatically included — though many are still required for permitting depending on scope. TomCo coordinates all required disciplines under one team and one project process.
Do you provide 3D renderings and walkthroughs?
Standard architectural design packages include floor plans and exterior elevations, including traditional black-and-white architectural representations. Photorealistic 3D renderings, interior renderings, animated walkthroughs, and 3D walkthroughs are premium visualization services priced separately on a project-by-project basis — ask us during your consultation and we’ll show you examples.
Do you handle permitting for my project?
Our architectural team prepares the construction documents and plan package needed to support permitting throughout Tampa Bay and across Florida — including the City of Tampa, Hillsborough County, Pinellas County, Pasco County, and other Florida municipalities. When TomCo is your contractor, permitting is managed as part of the construction scope. When we provide architectural services only, we deliver the completed package for permit submission (the client or contractor generally manages the filing) and can assist with plan-related permitting comments or revisions within the scope of the architectural agreement.
Can you modify house plans I already have?
Sometimes. If an editable CAD file is available and the underlying design is compatible with your property, portions of an existing design may be reusable. But many pre-purchased or internet plans can’t simply be submitted for permitting in Florida — they weren’t designed for your actual property’s zoning, setbacks, lot dimensions, flood requirements, wind design criteria, structural conditions, site orientation, elevation requirements, or utilities. Frequently an existing floor plan works beautifully as inspiration while elevations, structural design, and construction documents are recreated site-specifically. If you already have a plan you love, bring it to us — we’ll evaluate what’s usable and use it as the starting point.
Do you design commercial buildings?
Yes. The Design Studio serves commercial clients as well as residential: office buildings, professional offices, retail spaces, commercial renovations, tenant improvements, restaurants and hospitality spaces, mixed-use projects, commercial additions, interior build-outs, small and mid-sized commercial buildings, and adaptive reuse projects. We assist from early concept development and feasibility through architectural construction documents and coordination of the engineering professionals required for permitting.
Can you design a commercial office or tenant build-out?
Yes. We evaluate the existing space, develop a functional layout, prepare architectural construction documents, and coordinate required engineering disciplines — MEP, structural, fire protection, civil, accessibility, and other specialties as needed.
Can you help determine whether a commercial property will work for my project?
Yes — and ideally before you purchase or sign a long-term lease. We review the proposed use, available space, general zoning considerations, building configuration, accessibility, potential layout, existing limitations, and anticipated design and engineering requirements. A more detailed feasibility or due-diligence review may require additional consultants or services.
Can you handle both the architecture and construction?
Yes — that’s the heart of TomCo’s design-build capability. Architectural design and construction coordinated through one organization improves communication, surfaces constructability issues earlier, and creates continuity from concept through completion. You can also engage the Design Studio independently and build with another contractor.
Do I have to build with TomCo to use your design services?
No. Many clients engage our studio for standalone architectural plans and permitting drawings. That said, clients who design and build with one team typically save time, avoid redesign fees, and get pricing certainty earlier.
Can you design ADUs and additions, not just homes?
Yes. ADUs, additions, garage conversions, historic renovations, and outdoor living spaces are core studio work, complete with zoning review for your specific parcel.
