Yet those pages are the contract between what you imagined and what gets built. If you can read them, you can catch problems while they’re still erasable.

How a Plan Set Is Organized

Sheets are numbered by discipline. The exact system varies by firm, but a residential set generally follows this order:

The site plan shows your lot from above with the house placed on it. Check:

  • Setbacks. The dashed lines showing how close the house may sit to each property line. The building must fall inside them.
  • Elevations. Spot elevations and the finished floor elevation, especially in a flood zone.
  • Drainage arrows. Which way water flows after grading.
  • Trees. Existing trees to remain, to be removed, and their protection zones. In Tampa, trees above certain trunk sizes require permits, and grand trees have special protection.
  • Driveway, walks, pool, and equipment pads. All count toward impervious coverage limits.

Floor Plans

The floor plan is a horizontal cut through the house about four feet above the floor, viewed from above. It’s the sheet homeowners spend the most time with, and rightly so.

Scale. Residential plans are commonly drawn at 1/4 inch = 1 foot. A dimension you can’t find can be measured with an architect’s scale, but printed dimensions always govern.

Dimension strings. The layered lines with numbers along each wall. Outer strings give overall dimensions; inner strings locate individual walls, windows, and doors. Dimensions typically run to the face of framing or the face of block, not to finished drywall, so rooms measure a little smaller when built.

Walls. Thick, filled walls are usually exterior or structural. Thinner walls are interior partitions. Look for wall types keyed to a legend.

Doors and windows. Each is tagged with a number or letter that refers to a schedule listing size, type, glass, and rating. Door swings are drawn as arcs. Check that doors don’t collide and that swings make sense for how you’ll move through the space.

Symbols. Small circles, triangles, and hexagons reference details, sections, and elevations on other sheets. A triangle with a number inside means “go look at that detail.”

Walk your day through the plan: from bed to bathroom to kitchen to garage. Where do groceries land? Where does wet laundry go? Where do the dogs eat? Plans that look beautiful in overview often reveal awkward moments at this level.

Elevations

Elevations are straight-on views of each exterior face, labeled by compass direction or by front, rear, left, and right. They show:

  • Roof pitch (expressed as rise over 12, such as 6:12)
  • Window and door placement and proportion
  • Exterior materials and where they change
  • Finished floor, ceiling, and ridge heights
  • Ground line and how the home meets grade

Elevations are where you confirm that the house you see in your head is the house on paper. Ask for a 3D rendering if you struggle to read them; most firms produce one.

Sections and Details

A section slices vertically through the house to show how floors, walls, and roof relate. It reveals ceiling heights, attic space, stair headroom, and how the second floor stacks on the first.

Details zoom in on specific conditions: how the roof meets the wall, how a window is flashed, how tile meets a shower curb. They’re small drawings with large consequences for waterproofing and durability.

Schedules

Schedules are tables that list repetitive elements:

  • Door and window schedules. Size, material, glazing, impact rating, hardware.
  • Finish schedule. Floor, wall, ceiling, and base material for every room.
  • Fixture and appliance schedules. Model numbers, sizes, and locations.

Cross-check schedules against the allowances in your contract. This is where “we assumed” becomes “you agreed to.”

Structural and MEP Sheets

You don’t need to check the engineer’s math, but you should look at:

  • Foundation plan. Where footings and stem walls sit, and the finished floor elevation.
  • Framing plans. Beam locations that might create a soffit or dropped ceiling in a room you imagined as open.
